Michelle Jones called the meeting to order at 12:15 pm. Michelle introduced Felice Mazzoni and turned the meeting over to him for his presentation on Sustainable Development in Ucluelet.
Guest Speaker: Felice Mazzoni, award winning Planner from Ucluelet
· Sustainability – development that meets the needs of the present without compromising the ability of future development. · Ucluelet OCP was formed in consultation with the community. o School children had input with their vision for Ucluelet in the future o Radio ads and mail outs o Friday & Saturday night gatherings o Laid back casual conversations in private residences This format for input brought about a complete community buy in for the OCP. The vision for Ucluelet was accepted by the community and thus formulated the OCP. · Site development standards to maintain rural atmosphere in the community included creating pathways in the trees rather than standard sidewalks. · As conventional gutters fail, French drain technology was used as it is the only method to handle Ucluelet’s heavy rainfall. · 6 ˝ m. wide road standards slowed traffic down. · All developments are linked by paths through the trees. · 40 – 60% protected for Green Space. · The Wild Pacific Trail was built by developers. They are able to sell more properties for more money to people looking to buy. · Zoning incentives – density bonusing. · Development negotiation – must be beneficial for both the developer and the community. · Residential affordability policies supporting the mixed market. · Staff and affordability housing built and paid for by the developer - 140 on the books to date. New developments have to have 20% multifamily, condominium or hotel units that must be affordable housing. 50% rental, 50% strata. Managed and administered by a local community group. CMHC define affordable. · Sustainability initiatives: · Wave Energy initiative · Riparian regulations · Comprehensive development · Design Charettes Streetscape · Affordable residential lots · Development incentives · Social Development Fund · LEED “Leadership in Energy & Environmental Design” buildings – commercial, industrial and residential subdivisions. · Creation of Community/University Partnership has been created between Malaspina College and Ucluelet. Summer students are working in the Planning Dept. of Ucluelet. · Validation · Gold Live Community Award · Silver Live Community Award for population up to 20,000

Michelle Jones reported that due to time restraints the Business Meeting would be postponed to the July Meeting as in June a New Building Code, HPO seminar will be held June 20th 6-9 pm in place of the regular General Meeting.
